What we help with

Mortgage Independent Legal Advice

Advice where a lender requires you to receive separate legal advice before entering into a mortgage or related arrangement.

Lenders often ask for Independent Legal Advice when someone connected to a mortgage is taking on a risk that the transaction solicitor can't advise on.

When you might need this

  • You're signing something connected to a mortgage but you're not the borrower
  • The lender has named a document you've never seen before
  • Your conveyancer has said they can't advise you on this part

Documents we usually need

  • Mortgage offer
  • Lender instructions
  • The lender's ILA certificate
  • Any correspondence about the advice requirement
